Bulgaria is a much less mature market than other European property markets such as Spain. However Bulgaria has enjoyed a lot of interest recently and its tourism industry is growing at the fastest rate in Europe. Bulgaria is expected to enjoy 20 million annual tourists by 2010.
While Bulgarian buy-to-let properties are still in their infancy, there are strong pointers for a healthy future in the rental market.
Here is an outline of the pitfalls and plus points of the Bulgaria’s buy-to-let market and all the buy property in Bulgaria offers. Over the past five years demand for rental homes has shown a dramatic increase, both from the consumer and supplier. The arrival of low cost airlines from all over Europe, the growth of sea, ski and golf markets, plus increases in city-based jobs as foreign companies move into Bulgaria, are all reasons for the rise in demand.

The tourist summer season starts from May to September with a peak in July and August. However, that will increase in the future with year-round golf. Bulgarian autumn and spring turns out to offer excellent conditions for the golf industry. Expectations are for 8 months active tourism.

Bulgaria is rapidly becoming a cheap option for winter breaks as well. The season is from December to April, peaking in January and February. Low prices for property can offer buy-to-let customers a good deal. Rural tourism is becoming more and more popular. There are numerous cheap village properties available for those who wish to invest. However it’s important to select a home with comfortable interiors, pleasant outdoor areas and, preferably, a swimming pool. Places of interest in the surrounding areas are also a big plus. Ensuring the location is near an airport is a key factor.

Clever marketing in neighboring countries, such as Romania and Greece, is also important to succeed in the village rental market. The most popular holiday rentals are villas with pools, pleasant outdoor areas and close to the coast, mountain or spa resort.

Hotspots include big city rentals in Sofia , Plovdiv and Varna . Areas to watch are golf spots and sea towns with access to golf courses like Kavarna and Balchik.Other attractive areas include cities with Universities or so called Student Cities. Those would be Sofia ,Varna, Blagoevgrad and Veliko Turnovo. The rental potential is from 4% to 8 % annually. Moreover the rent and resale is easier as prospects are Bulgarian people not only foreigners like the holiday properties.

Before you buy, research the market thoroughly and assess realistically whether the rental income can pay part of the mortgage on a rental home.

The Bulgarian mortgage scene is still immature compared with many overseas countries and does not offer a wide range of products. Despite the strong market for rental property in Bulgaria, and the continuing general interest in Bulgarian property investment, there is only a one-size-fits-all mortgage available. When a bank is considering a Bulgarian mortgage application, it will not make any distinction between a main residence, a second holiday home, and a buy-to-let investment. As the market matures, a specific buy-to-let loan may be designed. For the present, all Bulgarian property investments are treated the same by mortgage lenders.

The 98 km² island is divided roughly in half between France and the Netherlands. It is one of the smallest inhabited landmasses in the world that is divided between two nations. The southern Dutch half is called Sint Maarten and is part of the Netherlands Antilles. The northern French half is called Saint-Martin and is part of the French overseas region and department of Guadeloupe. The main towns are Marigot (French side) and Philipsburg (Dutch side). The French part of the island has a land area of 53.20 km². Sint Maarten, the Dutch part of the island, has a land area of 34 km².
One of the most wonderful things about St. Martin is its cuisine. This is one of the few places in the Caribbean where you can get a “taste of France” at highly reasonable prices, and the availability of fresh fish and shellfish makes delicious seafood a prime menu item.
Being French, dining is taken very seriously: multi-course meals can typically last all evening, although there’s no law stating you can’t eat and run. The best places to grab a fast, delicious bite are the “Lo-Lo“s clinging to the seashore. These small shacks may not look like much, but their openess lures you in with aromas of tasty jerk chicken and grilled fish; real Caribbean cooking at a price of under ten dollars.
In traditional island-cooking, the ingredients are all thrown together in the same pot. Creole foodblends local ingredients with French style, and is the most widely available fare on the island.
Other West Indian stock dishes are based around cooking with salt-cod, okra, callaloo, coconut and Caribbean alcohol (rums or guavaberry).
If you have a sweet tooth there is a cure for that as well just sample some of the local specialties like sugar cakes, scones, potato-pudding, guava berry tarts, and coconut pies.
Guavaberry is the legendary folk liqueur of St. Maarten. It was first made here hundreds of years ago in private homes. People made as much as they needed to serve family and friends. Guavaberry became and still is an integral part of the local island culture. The word itself conjures up memories of the olden days, folk songs and stories.

The Guavaberry itself is a wild local berry, which is found in the warm hills at the center of the island. Guavaberry fruits are rare and seasonal, making the liqueur even more unique.

The islands are geographically part of the Virgin Islands and are located in the Leeward Islands of the Lesser Antilles. The U.S. Virgin Islands consist of the four main islands of St. Thomas, St. John, St. Croix, and Water Island, and many smaller islands. It is the only part of the United States where traffic drives on the left. The total land area of the territory is 346.36 square km.
The long standing, enviable international reputation is not solely based on the pristine beaches, warm weather, and crystal-clear waters – there are also the most culturally diverse, ethnically rich, and artistically vibrant society in the tropics. The biggest asset is the sun-kissed people. The residents are island-spiced, friendly and quick to smile. Contemporary Virgin Islanders are literally from everywhere. They are as diverse as the peaceful Arawak and fierce Carib Indians – and as culturally rich as the peoples of Africa, England, Holland, Denmark, Spain, France, India and the United States.
Nowhere else in the Caribbean offers such a good vacation value as the US Virgins. Secluded beaches, national parks, duty-free shopping, campgrounds, kayaking, hiking, ecological tours, world-class diving, superb sailing, tropical forests, local craftsmen, island art, sunbathing, fine dining, nightlife.
The biggest golf ground in US Virgin Islands is in St. Thomas. This Tom Fazio-designed, par-70, 18-hole course overlooks the Atlantic ocean with a view of the neighboring British Virgin Islands beyond. Most spectacular is the Devil’s Triangle – a trio of holes so challenging that golfers who play through them without a penalty shot earn a prize in the pro shop. Overall, the course has rolling hills, tropical valleys and greens that are really green, thanks to a recently completed multi-million dollar renovation which included a brand new irrigation system, recently regrassed greens and renovated bunkers.
The tournaments hold throughout the year visitors, because they give them a chance to pit their skills against local players with hometown course knowledge.
There are also tree others golf courses in US Virgin Islands – one in St. Croix, Carambola Golf Course and the Reef Club.

Martinique is pictured on all euro banknotes. Fort de France is the capital of Martinique and the largest city in the French Antilles, and it has a population of 94,049 inhabitants. It is also one of the major cities in the Caribbean. The city centre is resplendent with architecture dating back to the start of the 19th Century and monuments that speak of the island’s history. The full range of shops, restaurants and services are available in a distinctly Caribbean style. Larger shopping and cinema complexes and meeting centers are located on the periphery of the city.
It is possible to reach Fort de France from any given point on the island within a few hours and is connected to Trois Ilets and Pointe du Bout by a convenient ferry service.
One of the most populary sightseeing in Martinique is the Saint Louis Cathedral which is in the capital Fort de France. Like the other atractions in the island, tourists don`t miss to take a look at the beautiful Cathedral.Built in 1671, the Saint-Louis Cathedral does not escape the destiny animated from the city. Set fire to by the soldiers of Ruyter, it is destroyed on several occasions (earthquake of 1839; set fire to of 1890; cyclone of 1891; earthquake of 1953). The current building was almost entirely rebuilt in 1978 in its version end XIX century due to Henri Picq, the architect of the Schoelcher Library. The interior will surprise you by his astonishing clearness. Do not fail to throw an eye with Large the Organ and the stained glasses which recall the history of the city.
The design of the cathedral was heavily influenced by the architects desire to make the structure resistant to fire and cyclones and as such the profile of the building was kept to a minimum. The interior is luminous and richly decorated.

Haiti, officially the Republic of Haiti, occupies one-third of the Caribbean island of Hispaniola, and also includes many smaller islands such as La Gonave, La Tortue, Les Cayemites, ile de Anacaona, and La Grande Caye. The uninhabited island of Navasse is claimed both by Haiti and the United States. Haiti shares the island of Hispaniola with the Dominican Republic. The total area of Haiti is 27,750 km².
Haiti and its surroundings have a lot to offer to the foreign or local tourist. From art galleries to splendid beaches, historical monuments to magnificent fortresses, choices are plenty. Cap-Haitian-on a ridge 20 minutes west of the northern metropolis, the area generally called Labadie (pronounced Lah-Bah-Deeh) reveals the bluest of a calm Atlantic Ocean adjoining a curvaceous belt of lush mountains. Labadie has the disctinctive charm of delivering in just one place some of the best beaches of the Caribbean, a bit of History and a bright, colorful palette of arts, crafts and people.

Easternmost, you will find the internationally known beach of Labadie currently being operated Map of the beach of Labadieunder the anglicized name of Labadee by Royal Caribbean Cruise Lines. Going west, you will arrive at the town of Labadie itself, a small fishing village. “Habitation Labadie” to be correct, is a mix of traditional Haitian dwellings and prosperous hill-perched villas. Further west along the coast, another beach, and then suddenly around a bend, the magnificent Baie d’Acul (Bay of Acul), almost completely closed off from the Ocean and immune to any storm. Christopher Columbus used that bay as a shelter during his first voyage. The Santa Maria, Columbus’ flag ship, fell victim to a reef further down the cost from Acul near the Haitian town of Caracol. Across the bay, many small islands and reefs complete the vista. On a clear day, you can see the famous Ile de la Tortue on the horizon.
The beach of Labadie is one of the most well-kept and well-equipped of the country. It is also one of the beaches most visited by foreign tourists. On Mondays and Tuesdays, luxury cruise boats from the RCCL anchor off the enclave and drop off thousands of tourists for a day-long sampling of fine sandy beaches, warm blue waters or some of the finest snorkeling in the Caribbean. Labadie Beach in full swing on a Tuesday. This is probably one of the easiest ways to see Labadie if not the cheapest. And even with such a short stay, you get to do a lot. If that is your choice, you can sail from Miami on a Saturday or wait for Sunday afternoon and depart onboard the majestic Voyager of the Seas, currently one of the most awesome sights and best floating attraction on the Caribbean Sea.

These two stunning waterfalls can be reached by taking a five hour each way hike from 3 Rivers, passing by the Freshwater Lake, or by taking an hourand a half’s drive to the village of Trafalgar, followed by a five minute, very easy, walk. Each is incredible and unique, and there are quite a few different pools, both hot and cold, for bathing. These famous twin waterfalls are a 20 minute drive from Roseau. A pleasant, short walk takes one from the Visitors Centre to a good viewing platform; the more intrepid can continue on to swim in the refreshing waters of the smaller waterfall or find the hot springs of the tallest fall.

It is in the northern, Leeward Islands portion of this territory, to the east of the Virgin Islands. The regional capital is Oranjestad. It is named after the legendary Catholic Saint Eustace. Statia has diving life like no other destination in the Caribbean. The warm water and the underwater volcanic fissures and canyons have given this area a diversified diving selection.

One can dive coral and sponge covered walls and pinnacles with dramatic backdrops of visual delights. These walls a frequented by black rip sharks, eagle rays and larger fish varieties.
The shallower reefs 40 feet to 75 feet have been carved from volcanic fingers that are covered with a variety of soft and hard corals. Barrel sponges and pillar coral seem to be the norm for the visual backdrops.
The fish life is abundant with a few rarer species like the flying gurnards, high hats and jack-knife fish making daily showings. Hundreds of critters make their home in numerous cracks and ledges. This is truly a photographers delight.
One of the many dive sites in Statia consists of tangled shipwrecks located in 60 to 70 feet of water. Many of these wrecks are surrounded by hundreds of schooling snappers, goat fish and other curious fishes. Large barracudas guard the upper waters while spotted morays and southern stingrays patrol below.
For those interested in archeological dives, Statia has plenty. One can find glass shards from old plates, wine bottles or an old Dutch clay pipe.

Whether you are just beginning to dive or whether you are an old salt and want to dive walls, pinnacles, reefs or an old archeological shipwreck site, Statia has them all. The abundance of fish, coral and color makes this truly a divers dreams come true.

Spewing its lava, the volcano built an undersea mountain that grew higher and higher, eventually growing above the surface of the sea.
This was the beggining of the island now we called “Monserrat“.
Montserrat is a lush, mountainous island in the Caribbean Sea, located in the Leeward Islands. It measures approximately 16 km long and 11 km wide, giving 40km of coastline.

The Soufriere Hills Volcano on the Caribbean island of Montserrat began erupting in 1995.The activity of the volcano is monitored by the Montserrat Volcano Observatory, which has been managed by the BGS.

The Soufriere Hills volcano is composed of a lava dome complex. It is not a symmetrical cone shape, as is commonly associated with volcanoes, because the erupted lava is very viscous or sticky. As viscous lava is not very fluid, when it is extruded it cannot flow away from the vent easily. Instead it piles up on top of the vent forming a large dome shaped mass of material.
